Timeless elegance, built to last generations. Professional hardwood floor installation across Monroe County and Western New York, backed by 16 years of trade craftsmanship from the team behind Somerset Patios and Concrete.
There is nothing quite like real hardwood. The warmth underfoot, the way it ages and develops character over decades, the way it lifts the value and feel of an entire home. At Proper Nin9 Flooring, we install solid hardwood, engineered hardwood, reclaimed wood, and custom finish floors for homeowners across the Greater Rochester area. Every install is done by our own in-house crew, with the level of subfloor prep, acclimation, and finish work that determines whether a hardwood floor lasts 20 years or 100.
The Hardwood Difference
Hardwood is the only flooring product that genuinely improves with age. Where vinyl and laminate eventually need replacement, a properly installed and maintained hardwood floor can be refinished multiple times and last for generations. It is also the only flooring that adds meaningful resale value to a Rochester area home, a consideration worth taking seriously whether you plan to sell in three years or thirty.
The trade-off is that hardwood demands more from the installer. Subfloor preparation, moisture testing, proper acclimation, expansion gaps, and finish work all matter far more with hardwood than with any other flooring product. A great hardwood installation is mostly invisible to the eye but absolutely visible in how the floor performs over time.
Types of Hardwood Flooring We Install
We install every major category of hardwood flooring for homeowners across the Rochester area. The right choice depends on the room, the subfloor, your design goals, and your budget.
Solid hardwood. Traditional 3/4 inch solid wood planks are milled from a single piece of timber. The most authentic option, refinishable multiple times, and the gold standard for main floor installations on plywood subfloors.
Engineered hardwood. A real hardwood top layer bonded to a stable plywood or HDF core. More dimensionally stable than solid hardwood, which makes it the right choice over concrete subfloors, in basements, and in rooms with significant humidity variation.
Wide plank hardwood. Planks measuring 5, 7, 9 inches or wider for a more modern, statement-making look. Wide planks require especially careful installation because of how they move with humidity, but the visual impact is significant.
Reclaimed and antique hardwood. Salvaged wood from old barns, factories, and historic structures is milled into beautiful, character-rich flooring. A premium option with a one-of-a-kind appearance and strong sustainability credentials.
Site finished hardwood. Raw or unfinished wood is installed and then sanded, stained, and finished on-site. The most labor-intensive approach, but allows for fully custom color, stain, and sheen.
Prefinished hardwood. Factory-finished planks are installed and ready to use. Faster installation, more consistent finish quality, and immediately walkable after installation.
Solid vs. Engineered Hardwood
This is the most common question we get during hardwood consultations, and the honest answer is that both are excellent products when used in the right application. The difference is structural.
Solid hardwood is one piece of wood, top to bottom. It can be refinished 6 or more times over its lifespan, meaning it can genuinely last a century or longer with proper maintenance. The downside is that it expands and contracts more with humidity changes, which makes it unsuitable for installation directly on concrete or in below-grade applications like basements.
Engineered hardwood has a real hardwood top layer (called the wear layer) bonded to a cross-laminated plywood or HDF core. The cross lamination dramatically reduces expansion and contraction, which makes engineered wood the right choice for basements, slab-on-grade homes, and rooms with significant humidity variation. Premium engineered products can be refinished two or three times, though fewer than solid.
For most Rochester area homes, the right answer is often a combination. Solid hardwood for main level living areas over plywood subfloors, engineered for basements and any room over concrete. We help you make the right call during your consultation.
Wood Species Options
The species of wood you choose affects color, grain pattern, hardness, and price. The most common species we install:
Red Oak. The classic American hardwood. Warm reddish brown tones, prominent grain, and excellent durability. The most popular hardwood species in Western New York homes is for good reason.
White Oak. Cooler, more neutral tones with a tighter grain than red oak. Has surged in popularity for modern and transitional homes because it beautifully accepts a wider range of stains.
Maple. Light, clean, and contemporary with a subtle grain. A great choice for homes with a modern or Scandinavian design aesthetic.
Hickory. Dramatic color variation within each plank, from creamy whites to deep browns. One of the hardest domestic hardwoods, which makes it excellent for high-traffic areas and pet households.
Walnut. Rich, deep brown tones with elegant grain. A premium species often used in formal living areas, dining rooms, and primary bedrooms.
Cherry. Warm reddish tones that deepen beautifully over time as the wood ages. A traditional, character-rich choice.
Exotic and specialty species. Brazilian cherry, tigerwood, acacia, and other premium options for homeowners looking for something distinctive. Available through our material sourcing service.
Finishes and Custom Options
The finish you choose has as much impact on your floor’s look as the wood species itself. We work with both prefinished products and offer full-site finished installations for fully custom results.
Stain color. From light natural finishes to medium browns, deep espressos, and ebonized blacks. We provide stain samples on your actual wood species so you can see exactly how the final floor will look in your home’s light.
Sheen level. Matte, satin, semi-gloss, or high gloss. Modern homes typically lean toward matte or satin for a more natural look. Traditional homes often use semi-gloss for warmth and depth.
Wire brushed and hand-scraped textures. Surface treatments that add character and help disguise minor wear over time. Popular for casual, rustic, and farmhouse aesthetics.
Custom patterns and inlays. Herringbone, chevron, parquet, and custom border designs for homeowners who want a true statement floor. Labor-intensive but visually stunning.
Specialty finishes. Whitewash, limewash, fumed, and reactive stains for unique color effects. We can match samples or work from photos to develop a custom finish.
Hardwood and the Western New York Climate
Rochester-area homes experience significant humidity swings between summer and winter, and this movement is the single biggest factor affecting how a hardwood floor performs over time. A great hardwood installation accounts for this from the start.
Acclimation matters. Quality hardwood needs to sit in your home for several days before installation so it can adjust to your home’s temperature and humidity. Skipping this step is the single most common cause of hardwood installation failure. We follow manufacturer specifications precisely.
Expansion gaps. Hardwood needs room to expand and contract with the seasons. We leave the correct expansion gap at every wall, transition, and obstacle, then conceal it cleanly with proper trim work.
Moisture testing. Before installation begins, we test moisture levels in both the subfloor and the wood itself. Moisture mismatch is one of the most overlooked causes of cupping, gapping, and finish failure later.
Humidity guidance. After installation, we walk you through how to maintain stable humidity levels in your home year-round. A simple humidifier in winter and reasonable air conditioning in summer go a long way toward keeping the floor looking the way it did the day we finished.
Our Hardwood Installation Process
A great hardwood installation is built on the work that happens before the first plank goes down. Here is how we approach every project.
1. Free in-home consultation. We come to your home, inspect the existing flooring and subfloor, measure the space, and walk through wood species, finishes, and product options with you. We bring samples so you can see the wood in your home’s actual light.
2. Detailed written estimate. Materials, labor, removal, subfloor prep, finishing, and timeline, all itemized in writing.
3. Removal and disposal of existing flooring. We pull up the old flooring, dispose of it properly, and prepare the space for prep work.
4. Subfloor inspection, leveling, and moisture testing. We inspect the subfloor for structural soundness, level any low spots, address any moisture concerns, and confirm everything is ready before the wood arrives.
5. Acclimation. The hardwood is delivered to your home and allowed to acclimate to your indoor temperature and humidity for the period specified by the manufacturer. This step is non-negotiable on our installs.
6. Layout planning. Before installation begins, we plan the plank layout to optimize visual flow, minimize waste, and ensure that seams, transitions, and grain patterns look intentional rather than random.
7. Installation. Our in-house crew installs the flooring using the correct method for your specific product. Nail down, glue down, or floating, depending on the wood and subfloor.
8. Site finishing (if applicable). For site-finished installations, we sand, stain, and apply finish coats on-site. This is the most labor-intensive option, but it produces a fully custom, perfectly level surface.
9. Trim, transitions, and finish work. Baseboards, shoe molding, transitions, and thresholds are installed cleanly. The finish carpentry is what separates a good install from a great one.
10. Daily cleanup and final walkthrough. We protect your home throughout the project and clean up at the end of every day. At completion, we walk you through the entire install to ensure everything meets your expectations.
Where Hardwood Works Best in Your Home
Hardwood is the right choice for most main-level living spaces in a Rochester area home. The rooms where it really shines:
- Living rooms and family rooms. The warmth and character of real wood is unmatched.
- Dining rooms. Hardwood elevates formal spaces and ages beautifully.
- Bedrooms. Warmer underfoot than tile, more durable than carpet, and easier to keep clean.
- Hallways and stairs. A continuous hardwood run between rooms creates flow and visual cohesion.
- Home offices and libraries. Hardwood is the traditional choice for refined, quiet spaces.
- Whole home installations. A consistent hardwood run throughout the main level is one of the highest impact upgrades you can make to a Rochester area home.
Where we recommend against hardwood: full bathrooms (moisture risk), laundry rooms, mudrooms with constant snow exposure, and below-grade basements (engineered hardwood can work in some basement applications, but solid hardwood does not belong below grade).

Frequently Asked Questions About Hardwood Flooring Installation
How long does a hardwood floor last?
A properly installed and maintained solid hardwood floor can easily last 50 to 100 years or more, and can be refinished multiple times over its lifespan. Engineered hardwood typically lasts 30 to 50 years, with premium products that can be refinished two or three times. Hardwood is the only flooring product where you can reasonably expect to pass the floor on to the next generation.
How long does a hardwood installation take?
A single room of prefinished hardwood typically takes two to four days, including subfloor prep. Whole home installations generally fall in the one to two week range. Site finished installations add three to seven days for sanding, staining, and finish coats with proper cure time between coats. We provide a firm timeline in writing with every estimate.
Can hardwood be installed over concrete or in a basement?
Solid hardwood should not be installed directly over concrete or in below-grade applications because of moisture and dimensional stability issues. Engineered hardwood can work in some basement applications if moisture levels are stable and properly tested. We always recommend moisture testing before any installation over concrete, regardless of the product.
How much does hardwood flooring installation cost?
Costs vary significantly based on wood species, finish type, room size, and the condition of the existing subfloor. Material costs range from budget-friendly domestic species like red oak to premium exotic species. Labor costs vary based on installation complexity, custom patterns, and whether the project includes site finishing. We provide detailed written estimates so you know exactly what you are paying for, with no hidden costs.
What is the difference between site-finished and prefinished hardwood?
Prefinished hardwood is sanded, stained, and finished at the factory before delivery. It installs faster, is walkable immediately, and offers more consistent finish quality. Site-finished hardwood is installed raw and then sanded, stained, and finished in your home. Site finishing takes longer but allows fully custom color, sheen, and texture, and produces a perfectly level surface with no micro bevels between planks. Both are excellent options; the right choice depends on your priorities and timeline.
How do I take care of my hardwood floors?
Day-to-day care is simple. Sweep or vacuum regularly to remove grit, use felt pads under furniture, wipe up spills promptly, and use cleaning products recommended for hardwood (avoid water and harsh chemicals). Long-term care comes down to maintaining stable humidity in your home, typically 35 to 55 percent year-round, with a humidifier in winter and reasonable air conditioning in summer. We provide full care instructions with every install.
Can existing hardwood floors be refinished instead of replaced?
In many cases, yes. If the existing floor is solid hardwood and the wear layer is intact, refinishing is almost always a better and more affordable option than replacement. We can assess your existing floor during the consultation and give you our honest read on whether refinishing or replacement makes more sense for your situation.
